The proprietary patent-pending technology aggregates micro-geographies characterized by 400 scaled and weighted social, economic, geographic and housing attribute dimensions. The most significant cause of valuation “misses” by traditional AVMs relates to the “outliers” — those valuations that are clearly outside of realistic valuation.   These failed valuations are the result of a number of factors, such as poor data, inappropriate comps and so on.  IntelliReal uses a supervisory function that looks back, looks forward and establishes a moving average trend line for each subject property.  Through this added intelligence, outliers are identified and then corrected or flagged for further review.

Each client may load and save their unique valuation preferences, criteria and weighting-system based upon their specific experiences, requirements, risk-tolerances, etc.  The IntelliReal valuation engine integrates these user-driven criteria and melds this input with the system's core valuation logic improving the overall fit to the client's requirements.  All changes and valuation criteria (such as date, time, assumptions, comparables used, comparables excluded etc.) are digitally watermarked providing a complete audit trail for every valuation transaction.

Comprehensive Property Disclosure.

Through a professional user portal, IAS is able to analyze, explore and audit every valuation allowing for discovery and property analysis.  Contextual details of the subject property's neighborhood (mean prices for similar homes, historical trending, and neighborhood price ranges, etc.) further enhance risk mitigation.  The subject property is geo-coded and placed on a map to allow aerial imagery to be evaluated.  And mapping allows for a comprehensive report showing the subject property in relation to the comparables and other value-influencing geographical factors.

A new system that raises industry standards.

To complement this fresh new approach to valuations, IAS has put into place a process to streamline order submittal, order completion and the returned analysis.  The system accepts batch orders or single transactions through a simple computer-to-computer Web service.  The system can accept various formats of order submissions: Excel spreadsheet, standard file format, Web entry, etc.  The automated system is enhanced through IAS quality controls every step of the way.
